Georgia distinctions to retrieve

Georgia-specific real estate exam distinctions
IssueCorrection rule
Relationship gateA written brokerage engagement creates the client relationship. Assistance alone does not.
Client and customerA customer is not represented but is still owed honesty and disclosure of adverse material facts actually known about the property's physical condition.
Dual agencyTest for written informed consent from affected clients.
Designated agencySeparate agents advocate for opposing clients and protect each client's confidences.
Debt and securityThe note is the repayment promise. A Georgia security deed secures the obligation with real property.
Transfer and intangible taxTransfer tax begins with the price, less any existing lien that stays on the property. Intangible recording tax begins with the note.
Assessment and millsAssessed value begins at 40% of fair market value, then millage applies per $1,000.
FormsPrivate association forms are not state-promulgated law. Analyze the governing rule and actual document.

Four state calculation bases

  1. Transfer tax: price or consideration, less any existing lien that stays on the property. $1 for the first $1,000 or fraction, then $0.10 for each additional $100 or fraction.
  2. Intangible recording tax: amount of a long-term note (any principal due more than 62 months out). $1.50 per $500 or fraction, capped at $25,000 per note.
  3. Assessed value: fair market value multiplied by 40%.
  4. Property tax: assessed value divided by 1,000, then multiplied by mills.

Candidate deadlines and fees

  • Exam attempt: $175.
  • GCIC report: no more than 60 days old when applying for the license.
  • License application (active or inactive): $170 within 3 months of the exam date; $340 after that period under the current rule.
  • Exam result: activate within 12 months or retake.
  • After passing: allow 24 hours before returning to an authorized PSI licensing location.
  • Education: 75-hour prelicense course, 25-hour first-year post-license course, and 36 hours of CE per 4-year cycle, including 3 hours of license law.

Exam-day retrieval

  • Bring one current, valid, unexpired government ID with photo and signature.
  • Make sure the ID name matches the PSI appointment.
  • Arrive 30 minutes early.
  • Use the PSI online calculator. Do not bring a handheld calculator.
  • Follow the center's security and scratch-paper instructions.
  • Your result appears on screen and the score report is emailed.

Print the complete exam-day checklist and confirm the exact test location from your PSI appointment.

Common final-review traps

  • Client versus customer: find the written engagement.
  • Dual versus designated agency: count the advocates and check consent.
  • Material property fact versus client confidence: ask what the information is about.
  • Void versus voidable: ask whether a protected party can elect to enforce.
  • Assignment versus novation: look for agreement and release.
  • NOI versus gross rent: net pairs with cap rate, gross with GRM.
  • EXCEPT and NOT: restate the stem before comparing options.

Mastery check and recommended next step

You are ready to stop when you can explain the state distinctions without the page, set up the Georgia calculations from the correct base, and clear a short fresh mixed set without repeated confident errors. If one of those fails, repair that exact rule. Otherwise, use the last 48 hours plan and protect sleep.

Last-minute questions

Facts checked against the current PSI Candidate Information Bulletin and GREC sources. Editorial standards.

What should I study the night before the Georgia real estate exam?

Review the official outline, your confident wrong answers, Georgia relationship distinctions, state calculation bases, and the exam-day checklist. Do not open a large new topic.

How many IDs should I bring?

One qualifying ID under the current PSI bulletin. It must be current, valid, unexpired, government issued, contain a photo and signature, and match the appointment name.

Is 75% the official passing score?

The current public PSI bulletin does not state a fixed 75% passing score. Pass Georgia does not publish an unsupported percentage as official.
