What does Georgia require before the state exam?
What the 75 hours actually contain
The course covers the body of knowledge the exam draws from: agency and brokerage relationships, contracts, property ownership and interests, land use, valuation, finance, transfer of title, disclosures, property management, and real estate mathematics. Plus the Georgia-specific law that makes up the state portion.
It is taught as subject matter, in a logical order, one topic at a time. That is the right way to learn the material and almost the opposite of how the exam presents it.
Online or classroom
- Self-paced online. Cheapest and most flexible, usually with a completion deadline. Suits people who genuinely finish self-paced courses. Most people believe they are those people.
- Live online. Scheduled sessions with an instructor, without the commute. A good middle option.
- Classroom. Most expensive, least flexible, and the only format with genuine external accountability. Worth the premium if you have abandoned an online course before.

The proctored school exam
Your course ends with a proctored exam. After passing, confirm the school has transmitted completion through the current eligibility process. It is worth being clear about what that milestone means: it certifies you completed the required education, not that you would pass the state exam tomorrow.
What the course does not do
The 75-hour course teaches Georgia real estate. It does not train you for how PSI words questions. That gap is what exam prep exists to close.
Specifically, the course does not usually train you to:
- Parse an application-level stem where three of four options are defensible until you read carefully.
- Handle EXCEPT and NOT wording, which inverts the question and catches people who have learned the material properly.
- Choose a math setup when nobody tells you the topic. The exam mixes transfer tax, intangible tax, prorations, and assessment ratio problems without labels.
- Work at the pace of 152 questions with the two portions tested from two published outlines, with no topic label telling you which rule to apply.
The Rule
Finishing the course means you are eligible to sit the exam. It does not mean you are ready to pass it. Those are different milestones, and conflating them is the most common reason a first attempt fails.
What it costs, and what else you will spend
