Georgia Real Estate License Guides by City

The licensing process is identical everywhere in Georgia. What changes locally is which PSI test area is nearest and what the market actually asks of you once you are working. These 16 guides cover both.

What is the same in every Georgia city

All of it. Georgia licenses at state level, so the 75-hour prelicense course, the GCIC criminal history report, the $175 PSI examination and the $170 licence fee apply identically whether you are in Atlanta or Valdosta. Budget 575 to 895 wherever you live.

The full sequence is on the licensing guide. These city pages exist for the two things that genuinely are local: how far you travel to test, and what kind of work you will actually be doing.

Why the local market matters more than people expect

The exam is statewide, but your first year is not. An agent in Athens spends it on student leases, an agent in Columbus spends it on VA loans and military relocations, and an agent in Duluth spends it reading covenants. The exam material that felt abstract becomes the part of the job you use daily, and which part that is depends on where you work.

Does the licensing process differ by city?

No. The 75-hour course, the GCIC report, the PSI exam and the $170 licence fee are identical statewide. What changes is which test area is closest and what the local market asks of you.

Can I work anywhere in Georgia with my licence?

Yes. A Georgia salesperson licence is statewide. Agents near a state line often add a second state's licence, which is a separate application.
