Georgia Real Estate Licence Reciprocity

If you hold a real estate licence in another state or jurisdiction that is in good standing, and you obtained that licence by taking an examination there, you may be eligible for a Georgia licence by reciprocity without testing again. Florida residents are the exception and must pass the Georgia Supplement Exam.

Who qualifies

Reciprocity is available if you currently hold a real estate licence in another state or jurisdiction that is in good standing, meaning not lapsed or expired, and you obtained that licence by taking an examination there. Qualifying candidates may obtain a Georgia licence without testing again.

Two conditions do the work. The licence must be current rather than merely once held, and it must have been earned by examination. The reciprocity application itself is available from the Forms and Applications section of the GREC website.

The Florida exception

Florida residents who qualify for reciprocity cannot use the standard application. They must take and pass the Georgia Supplement Exam, applying through PSI using the same procedure as any other candidate. If that is you, the exam guide and the Georgia differences ledger cover the state material the supplement tests.

Confirm your own eligibility

GREC decides eligibility, and the details of an individual licence history matter. Contact them before paying for anything, rather than working from a summary on any website including this one.

Reciprocity questions

Facts checked against the current PSI Candidate Information Bulletin and GREC sources. Last reviewed August 2026. Editorial standards.

Can I get a Georgia real estate license without taking the exam?

Possibly. If your existing licence is in good standing and you obtained it by examination in that state, you may be eligible to apply by reciprocity without testing. Eligibility is decided by GREC, so confirm your own case with them.

Why are Florida residents treated differently?

Florida residents who qualify for reciprocity cannot use the standard reciprocity application. They must take and pass the Georgia Supplement Exam, applying through PSI using the same process as any other candidate.

What if my license was not obtained by examination?

Reciprocity as described here rests on having been examined in your original jurisdiction. If your licence came another way, contact GREC before assuming either outcome.
