Why Georgia requires it
The prelicense course teaches you enough to pass an exam. The post-license course teaches you enough to not harm a client in your first year, which is a different syllabus. It leans practical: contracts in practice, trust account handling, disclosure in real transactions, and the parts of GREC rules that get new agents into trouble.
Put the deadline somewhere you will see it
Now, while the date is obvious. The commonest way this goes wrong is not disagreement about the rule, it is a licensee in month eleven who has been busy and forgot. Confirm your own deadline with GREC rather than counting twelve months from a date you half remember.
What comes after it
Continuing education on the 4-year renewal cycle. Renewal and continuing education sets out the hours and the timing.
