Georgia 25-Hour Post-License Course: Deadline and Rules

Complete a GREC-approved salesperson post-license course of at least 25 instructional hours within one year after the original license is issued, unless you qualify for the statutory six-month extension. The course is separate from prelicense education, includes a final exam, and is too important to leave until month eleven.

What is the Georgia post-license requirement?

A newly licensed Georgia salesperson must complete a Commission-approved post-license course of at least 25 instructional hours within the first license year, pass its examination, and make sure the school reports completion. The salesperson prelicense or broker prelicense course cannot be reused as the post-license course.

When does the clock start?

The clock starts on the original salesperson license issuance date, not the PSI examination date, course-completion date, broker-affiliation date, or first closing. Find the issue date in the GREC record and create reminders at 90, 180, 270, and 330 days.

Can the deadline be extended?

The maintaining-license rule describes a six-month extension authorized by O.C.G.A. Section 43-40-8(d). It is not an automatic grace period for every licensee. A person who needs it should review the current statute, eligibility, and Commission process before the one-year deadline rather than assuming month eighteen applies.

How does post-license education interact with CE?

The obligations are different, but they overlap once. GREC Rule 520-2-.04(13)(a) says a salesperson who finishes the 25-hour post-license course in the first year of licensure may count it as nine hours of continuing education for the first renewal period. Verify the posted credits in the GREC record. Do not count the full 25 hours as CE.

How do you choose a valid course?

  1. Verify the school and salesperson post-license approval in GREC's current list.
  2. Confirm the course code, delivery format, access deadline, and total price.
  3. Ask how the proctored final works and what a retake costs.
  4. Confirm how quickly the school reports completion to GREC.
  5. Save the certificate and verify the Commission record.

The Rule

A course advertised for CE is not automatically the approved salesperson post-license course. Verify the exact approval category.

What about reciprocal or nonresident salespersons?

The current reciprocity materials say salesperson applicants remain subject to the post-license rule, but proof of a substantially similar out-of-state post-license course may satisfy it. Submit the evidence for GREC review rather than assuming another state's course is equivalent.

Worked example

Jordan's license issues October 12. Jordan schedules a course ending the following October 20 and assumes the school will backdate completion.

The plan misses the one-year deadline. Jordan should choose a course and final that can be completed and reported by October 12, leaving enough time to correct a failed final or posting error. The six-month extension should never be assumed.

Common traps

  • Starting the year on the exam date instead of license issuance.
  • Enrolling in ordinary CE rather than approved post-license education.
  • Assuming the extension applies automatically.
  • Counting all 25 hours as first-cycle CE instead of the rule's nine-hour credit.
  • Waiting until the final week to discover a proctor or posting delay.

When is the Georgia post-license course due?

A new salesperson must complete at least 25 hours of approved post-license education within one year after the license is issued. A course finished in the year before the license was issued also counts. If you enrolled and paid within the first year but did not finish, the license lapses, and you can reinstate it by finishing within six months. GREC calls that the six-month extension.

Is it the same as continuing education?

No. It is a one-time first-year salesperson obligation. GREC Rule 520-2-.04(13)(a) does let a salesperson who finishes the 25-hour course in the first year of licensure count it as nine hours of CE for the first renewal period.

Does the course have a final exam?

Yes. GREC course rules require the approved post-license course to include a proctored final examination. Confirm provider rules, attempts, and posting before enrolling.

What happens if I miss the deadline?

The current rule provides that the salesperson license lapses if the requirement is not timely satisfied. Stop brokerage and contact GREC for the current record-specific remedy rather than continuing to work.
