The Georgia-specific distinction
Georgia questions may test what a licensee knows or should disclose under Georgia duties. Keep a property fact separate from a client's confidential negotiating information.
Worked result example
A broker observes active water intrusion that a buyer would not readily see. The issue is a known material property fact, not confidential motivation, so analyze the disclosure duty before relying on the seller's silence.
Common exam traps
- Confusing latent with patent conditions.
- Treating a stigma as a physical defect.
- Assuming caveat emptor permits licensee concealment.
- Recommending a specialist and then guaranteeing the result.
Mastery tracking
- Score the set before opening notes.
- Explain the winning rule without repeating the answer choice.
- Classify every miss as knowledge, distinction, wording, math setup, or timing.
- Repair the weakest official area, then answer a fresh set on another day.
- Move on only when the result is stable and guesses are being marked as gaps.
