The Rule
PSI publishes 16, 21, and 15 items for the three Georgia groups. It does not publish a guaranteed subtopic count. The statute, current GREC rule, contract, or other cited primary authority controls each lesson.
The lesson
Georgia questions reward the Georgia rule. A national rule that sounds right can still be the wrong answer when the question names a Georgia statute, document, role or procedure.
Statute and rule
The General Assembly enacts Chapter 43-40. GREC adopts rules within delegated authority. A rule explains administration but cannot replace the statute.
People and firms
The framework covers brokers, associate brokers, salespersons, community association managers, licensed firms, schools, and instructors in different ways.
Public protection
Qualification, supervision, trust accounting, advertising, records, investigation, and discipline all serve the same goal: protecting people in real estate transactions.
Exam hierarchy
Start with the actor and activity, then find the governing statute, rule, contract, or BRRETA duty. Do not treat general ethics as a substitute for law.

Worked Georgia example
Scenario. A firm policy permits a salesperson to advertise under a personal brand without displaying the licensed firm's name.
Reason it through. Firm policy cannot override GREC advertising rules. The statute authorizes regulation, and Rule 520-1-.09 controls the advertisement.
Answer. The advertisement must comply with the GREC rule even if the firm approved the noncompliant policy.
