Georgia Real Estate Exam Veteran Preference Points

Georgia may add 5 or 10 veteran preference points to a qualifying salesperson exam grade, but only after the candidate first receives a failing result. PSI says to mail the original score report and a copy of DD Form 214 within 60 days. Approval is not automatic, and the first score report will not include the points.

Who may qualify for veteran preference points?

A qualifying honorably discharged veteran may receive 5 points after at least one year of active duty that included at least 90 days during wartime or a qualifying conflict. Qualifying disabled veterans may receive 5 or 10 points depending on the service-connected disability rating. GREC decides eligibility under Rule 520-1-.04.

The Rule

Preference points are not a score bonus you claim in advance. PSI says to apply only after a failing score, and GREC's documentation rules control.

How do you apply after a failing score?

  1. Keep the original score report and download the emailed copy for your records.
  2. Read GREC Rule 520-1-.04(3), including the exact service and discharge requirements.
  3. Gather DD Form 214 and any official disability documentation needed to prove the claimed category.
  4. Within 60 days, mail the original score report and a copy of DD Form 214 to the PSI Candidate Services address printed in the current bulletin.
  5. Wait for the eligibility review. Do not assume points have been added until PSI issues a revised document.

The July 1, 2026 bulletin lists PSI Candidate Services, 18000 W. 105th St., Olathe, KS 66061-7543. Always confirm the address in the live bulletin before mailing an original report.

What happens if the points change the result to passing?

PSI says it will send a new Certification of Accuracy Statement if approved points are enough to produce a passing result. You then return to the test center where you took the examination to obtain the license. The normal licensing requirements still apply, including the 24-hour rule, current criminal history report, identity document, lawful-presence affidavit, license fee, and sponsoring broker form if you want active status.

Common mistakes to avoid

  • Assuming all military service qualifies. The rule uses specific active-duty, wartime or conflict, discharge, and documentation tests.
  • Sending the documents before a failure. The bulletin says the application follows a failing result.
  • Missing the 60-day mailing window.
  • Sending an original score report without keeping a scan or photo.
  • Planning around the points as though approval were guaranteed.

Can veteran preference points be added before I take the Georgia exam?

No. The PSI bulletin says candidates apply only after failing to achieve a passing score. The initial score report does not include preference points.

How many veteran preference points can Georgia award?

Rule 520-1-.04 provides 5 points for qualifying service, 5 points for a qualifying service-connected disability rated below 10%, and 10 points for a qualifying service-connected disability rated at 10% or above. Eligibility and documentation still have to be approved.

What is the deadline to apply?

PSI instructs candidates to mail the original score report and a copy of DD Form 214 within 60 days. Review the current bulletin and GREC rule before sending original documents.

Do preference points guarantee a passing result?

No. They are added only if PSI and GREC determine that you qualify. A revised passing Certification of Accuracy is issued only when the approved points make the result sufficient.
