Our sources
In this order of authority:
- The PSI Candidate Information Bulletin for Georgia. The authority on exam format, scoring, fees, and test-day rules. Where this site and the bulletin ever disagree, the bulletin is right and we are wrong.
- Georgia Real Estate Commission (GREC). The authority on licensing requirements, education, background review, and renewal.
- Georgia primary law, O.C.G.A., including Title 10 Chapter 6A for BRRETA and Title 48 Chapter 6 for transfer and intangible taxes.
We do not source exam facts from competitor sites, school blogs, or forum posts. Those are where wrong numbers propagate: one site publishes an error, twenty others repeat it, and the repetition starts to look like corroboration.
How facts are maintained
Every exam and licensing number on this site is defined once, in a single source-of-truth module, and rendered from there. No page carries its own copy of the exam fee or the pass mark. A build-time check fails the site if any prose anywhere contradicts that source, so a number cannot change in one place and go stale in forty others.
This is a deliberately unglamorous engineering answer to the most common failure mode in this category: sites that were accurate on the day they launched and have not been true since.
How we handle uncertainty
Where a fact is genuinely unconfirmed, we say so on the page rather than picking the most quotable version. Two standing rules:
- Pass rates. GREC publishes no official pass rate. Every mention on this site is labelled an unofficial estimate and never presented as an official figure.
- Attempt limits and waiting periods. We do not print retake limits that we cannot confirm in the current bulletin, even though other sites do.
What we have not yet re-verified
Published openly, because a verification list nobody can see is not a verification process. These items are carried from our source research and are being re-confirmed against the current bulletin before launch:
You need 75% on the Georgia real estate exam
GREC sets no fixed percentage. Rule 520-1-.04(3)(a) says candidates must make a passing score determined by psychometrically sound criterion-related methods, and that the minimum is published before each administration. Sites quoting a flat 75%, or 75 of 100 and 39 of 52, are not quoting a source.

You must pass the national and Georgia portions separately
The bulletin's sample score report shows one total score with a pass or fail, and national and Georgia subtotals beneath it. Nothing in the bulletin describes independent pass marks per portion. We are asking GREC to confirm how a split result is treated.

The 7/1/2026 bulletin states no examination time limit. We have asked PSI for the current figure and will publish it when we have it in writing.

What a GCIC criminal history report costs
The 60-day validity window is confirmed in the bulletin. The fee is not published there and varies by issuing agency, so we describe it as a small fee rather than quoting a number.

Review cadence
Fact-carrying pages show a last-reviewed date, currently August 2026. Pages that quote fees, cut scores, or legal requirements are re-checked against PSI and GREC on a rolling basis, and immediately whenever a source publishes a change.
