How many questions are on the Georgia real estate exam?
152 scored questions: 100 national and 52 Georgia-specific. Up to 10 unscored pretest items may appear in each portion, so you may see as many as 162 items in total.
What is the passing score for the Georgia real estate exam?
GREC does not publish one. Its rules set the minimum by psychometric analysis and publish it before each administration, which is why we do not print a percentage. Your score appears on screen at the end, with national and Georgia subtotals.
How long is the Georgia real estate exam?
Both portions are intermixed in one sitting. The current bulletin publishes no time limit, so confirm your appointment length with PSI when you book.
How much does the Georgia real estate exam cost?
$175 per attempt, paid to PSI. The licence is separate: $170 if you apply within 3 months of passing, rising to $340 between 3 and 12 months.
What is the pass rate for the Georgia real estate exam?
GREC publishes no official pass rate. Independent estimates cluster between 55% and 63% on the first attempt. Treat that as an unofficial estimate, not a published figure.
Who administers the Georgia real estate exam?
PSI Services LLC administers the exam on behalf of the Georgia Real Estate Commission. Some older materials refer to AMP, which PSI absorbed.
Can I use a calculator on the Georgia real estate exam?
A basic calculator is provided at the test center. Personal programmable calculators are not permitted. Confirm the current wording in the PSI bulletin before exam day.
What do I need to bring to the Georgia real estate exam?
Two forms of identification with matching names and your GCIC criminal history report dated within 60 days. Everything else goes in a locker.
When do I get my Georgia real estate exam results?

What happens if I fail the Georgia real estate exam?
You register with PSI again and pay the $175 fee for each new attempt. Use the diagnostic on your score report to target the retake. Restudying everything tends to reproduce the same result.
What is BRRETA and why does it matter?
The Brokerage Relationships in Real Estate Transactions Act governs how Georgia agents work with buyers and sellers, and it is the most heavily tested body of law on the 52-question Georgia portion. Its favourite trap is the client versus customer distinction: a client has a written brokerage engagement and is owed full duties, a customer does not.
What math is on the Georgia real estate exam?
Commission, proration, Georgia transfer tax, intangible recording tax, property tax on 40% assessed value, LTV, PITI, GRM, cap rate, area conversions, profit, depreciation, and appraisal adjustments. Choosing the right setup is the hard part, not the arithmetic.
How long is my Georgia exam result valid?
You must apply for your licence within 12 months of passing. After that the result expires and you must retake the exam.
Does Georgia have reciprocity with other states?
Georgia offers reciprocity with most states. Florida licensees are the exception and must pass the Georgia supplement exam.
