Retake Recovery Practice Set Preview

Use the diagnostic categories on your PSI score report to choose the first weak portion, then narrow by official area. A retake set should repair the reason for each miss rather than replay the same mixed mock. Answer this 4-question public preview here, then continue the complete experience in Pass Georgia.

1. All of the following are prohibited under the federal Fair Housing Act EXCEPT:Practice of Real Estate. Open choices and explanation.
  1. A.Refusing to rent based on national origin
  2. B.Advertising a preference for a religion
  3. C.Declining an applicant for poor payment history
  4. D.Telling a buyer a neighborhood is changing racially

Answer C: Declining an applicant for poor payment history

Creditworthiness is not a protected class, so declining someone for a documented payment history, applied the same way to every applicant, is lawful. The other three each turn on a protected class: national origin, religion, and race.

Why each choice works or fails

  • A. National origin is a protected class, so this refusal is prohibited.
  • B. Religion is protected, and the Act bars ads indicating a preference even when no one is refused.
  • C. Correct. Payment history is a lawful, neutral screening standard when applied consistently.
  • D. Comments about racial change are used to pressure sales and steer buyers, which the Act prohibits.

Rule to remember: Fair housing protects classes of people. Neutral screening such as payment history, applied equally, is lawful.

2. An agent describes a property as having the finest views in the county. This is best described as:Practice of Real Estate. Open choices and explanation.
  1. A.Negligent misrepresentation
  2. B.Puffing
  3. C.Fraud
  4. D.An express warranty

Answer B: Puffing

Puffing is exaggerated opinion that a reasonable buyer would not rely on as fact. "Finest views in the county" cannot be measured or proven, so it is sales talk. A statement becomes misrepresentation when it asserts a fact that turns out to be false.

Why each choice works or fails

  • A. Negligent misrepresentation needs a false statement of fact made carelessly. A subjective boast is not a statement of fact.
  • B. Correct. Exaggerated, unmeasurable opinion is puffing.
  • C. Fraud needs an intentional false statement of material fact, not an opinion.
  • D. Candidates think confident claims create guarantees, but a sales opinion from an agent is not a warranty.

Rule to remember: Opinion is puffing. A false statement of fact is misrepresentation.

3. A landlord tells an agent not to show a unit to families with children. The agent should:Practice of Real Estate. Open choices and explanation.
  1. A.Follow it, since it is a lawful client instruction
  2. B.Refuse, since familial status is a protected class
  3. C.Show it to families only after other applicants
  4. D.Comply only if the landlord puts it in writing

Answer B: Refuse, since familial status is a protected class

Familial status, meaning households with children under 18, is protected under the federal Fair Housing Act. A client instruction to discriminate is not a lawful instruction, so the agent's duty to follow instructions does not reach it.

Why each choice works or fails

  • A. Candidates overextend the duty of obedience. It covers lawful instructions only.
  • B. Correct. Familial status is protected, so the agent must refuse.
  • C. Putting families at the back of the line is still discrimination based on familial status.
  • D. Writing an unlawful instruction down does not make it lawful.

Rule to remember: Obedience covers lawful instructions only. An order to exclude children is not one.

4. Which record BEST shows that a brokerage is properly handling money it holds for others?Practice of Real Estate. Open choices and explanation.
  1. A.A per-transaction ledger with running balances
  2. B.The trust account's monthly bank statement by itself
  3. C.A year-to-date summary of commissions the firm earned
  4. D.The check register for the firm's operating account

Answer A: A per-transaction ledger with running balances

An examiner wants to know whose money is in the trust account and how much. Only a per-transaction or per-client ledger answers that, and it is what gets reconciled against the bank statement.

Why each choice works or fails

  • A. Correct. A per-transaction ledger shows whose funds are held and in what amount.
  • B. Candidates trust the bank's record, but a statement shows one combined balance and cannot say whose money it is.
  • C. Commissions are the firm's own earnings and say nothing about funds held for others.
  • D. Operating funds belong to the firm, and trust money must be kept separate from them.

Rule to remember: Trust records must show, transaction by transaction, whose money is held and how much.

What does this assessment cover?

PSI says a failing score report includes diagnostic strengths and weaknesses by examination type. Translate that evidence into the closest published area, then gather a larger fresh sample before the next attempt.

The Georgia-specific distinction

Keep the national and Georgia subtotals separate. If Georgia is weak, split the work again into Laws and Rules, Georgia Practice, and Finance and Closing rather than reading one general state summary.

Worked result example

If the report points to Georgia and review notes show national-instinct errors, build a Georgia-only set, read the Georgia distinction after each item, and follow with a fresh 52-question simulation.

Common exam traps

  • Retaking a full practice exam before repairing anything.
  • Studying only the lowest raw score without considering sample size.
  • Memorizing questions from the failed attempt.
  • Booking again because the average improved while one group stayed weak.

Ready to move on?

  1. Score the set before opening notes.
  2. Explain the winning rule without repeating the answer choice.
  3. Classify every miss as knowledge, distinction, wording, math setup, or timing.
  4. Repair the weakest official area, then answer a fresh set on another day.
  5. Move on only when the result is stable and guesses are being marked as gaps.

Assessment integrity

The questions are original and mapped to the current PSI outline. This preview introduces the assessment; the complete version is in Pass Georgia. PSI says practice exams help candidates become familiar with general question types, but they do not replace education and a good practice score does not guarantee an examination outcome. This page reports evidence, not a pass probability.
